What We Found
The existing roof had 20+ year-old asphalt shingles that were curling at the edges and losing granules across the front and rear slopes. Inside, the homeowner had started noticing minor staining near the upstairs hallway ceiling after heavy rain, which pointed to aging flashing and weakened seals around penetrations.
The Challenge
What Made It Tricky
The home had a low-slope rear section and two tight roof tie-ins, which made the tear-off and flashing work more detailed than a standard replacement. We also had to protect a landscaped patio area below the back slope and keep access open for the homeowner during the project.
Our Solution
How We Solved It
We completed a full tear-off down to the decking, replaced several soft boards near the rear valley, and installed ice-and-water shield at the eaves, valleys, and around the chimney. Then we set new synthetic underlayment, GAF architectural shingles in Weathered Wood, matching ridge caps, and new flashing around the chimney and vent pipes for a fully integrated system.

The Final Outcome
The finished roof has a clean, even profile and a more updated look from the street. With the new underlayment, flashing, and shingles in place, the home now has better long-term protection against wind-driven rain and winter weather.
